New Residential Projects Fall by Half in Sept from Aug in Bangkok

According to a survey by the Agency for Real Estate Affairs, new residential-project launches in Bangkok in September dropped by 50% from the previous month in terms of number of projects, by 9% in terms of units and by 16% in terms of value.

AREA president Sopon Pornchokchai attributed the drop in launches to the strong rain, which flooded some areas.

Developers Tap Rising Demand in Tourist Destinations of Thailand

Thailand property developers have expanded into the condominium market in tourist destinations, especially resort beaches in Chon Buri including Pattaya, where more than Bt200 billion in projects will have been launched this year to date and land prices have doubled in five years.

According to a survey of the Government Housing Bank's Real Estate Information Centre (REIC), over 200 condo projects worth Bt170 billion have already been introduced to the market as of the middle of this year.

On October, Prime Minister Yingluck Shinawatra of Thailand and Premier of the People’s Republic of China, Li Keqiang, recently presided over the signing ceremony for a THB 11.6 billion (US$373 million) Financial Framework Agreement (FFA) to develop a “Landmark Waterfront” project in Bangkok.

Country Group Development PCL (CGD) and the Export-Import Bank of China (China EXIM Bank) signed the FFA for a high-end residential and hotel project located next to the Chao Phraya River.

 Expats to Face Higher Rents in Bangkok Residential Leasing Market

According to CBRE Thailand, rents for expatriate-standard apartments and condominiums are likely to rise for the first time in more than 20 years, amid shortage of accomodations with 2-3 bedrooms.

"Since the early 1990s, there has been very little increase in total amounts of rent paid by expatriates for their residential accommodation, but this looks like it is about to change," James Pitchon, executive director of the international property consultant said.

Bangkok Property Developers Plans to Explore New Market Outside the Capital City

Some Bangkok-based developers have decided to explore new destinations to launching projects in pursuit of unmet demand and lower competition on the residential market.

Listed developer Property Perfect Plc (PF) will launch eight new projects in Greater Bangkok and Hua Hin worth THB11.5 billion (USD 370 million) before the end of 2013, and Nusasiri Plc. will present new projects in Pattaya and Khao Yai worth THB9.9 billion (USD 319 million).

 Thailand Property Developers May Change Business Strategy as Production Issues

Rising land prices, higher construction-material costs and a labour shortage are forcing leading property developers to revise their business strategies for next year. Several companies are delaying the launch of high-rise condominium projects, focusing instead on low-rise condominiums, and some have decided to wait for environmental impact assessment (EIA) permits before launching projects onto the market.

Residential prices, meanwhile, are showing signs of increasing by between 10 and 15% in 2014 from this year's level, property experts said.

Bangkok Suburbs Condo Launch Sees Slowing Down in Q3 2013

According to Colliers International Thailand's study, the Suburban Bangkok's condominium market showed signs of slowing down last quarter in 2013.

The firm's study of the capital's condo market in the third quarter found that launches fell from the previous quarter by 10.5%. About 11,240 units entered the market, mostly in urban areas and focused on middle-income earners.

Property Perfect Plans 10 New Residential Projects in 2014

Metro Sky Prachachuen worth Bt4 billion developed by Property Perfect

Thailand listed developer Property Perfect aims for presale and revenue growth of up to 30% compared with this year's levels, it plans to launch at least 10 new residential projects worth more than Bt20 billion in 2014.

Meanwhile, the company has lowered this year's presale target from Bt16 billion to Bt14 billion. This is the second adjustment in the target as demand for home purchases has slowed, especially in the under-Bt2-million market, chief executive officer Chainid Adhyanasakul said.

Tired of the flooding?
