New Beachside Luxury Condos on Phuket lauch by Sansiri

Thailand leading property developer Sansiri plc recently entered the Phuket luxury holiday home market with the launch of a new premium class beachfront condominium project valued at over THB2.8 billion (US$94 million).

Baan Mai Khao will sit right next to one of Phuket’s most pristine, peaceful stretches of sand at Mai Khao Beach, an area of notable natural beauty that has recently begun to emerge as one of the island’s most popular upscale tourist locations.

According to Jones Lang LaSalle, a professional services firm specializing in real estate. As concerns of Thailand real estate bubbles escalate, the Bank of Thailand recently asked commercial banks in Thailand to become more cautious about mortgage lending, particularly to borrowers who are suspected of buying houses or condominiums for speculative purposes. While the BOT’s position is reasonable as easy lending can inflate real estate bubbles, cooling measures are not needed at this stage.

New City Plan to Boost Green Construction in Bangkok

The Park Ventures on Wireless Road is one of seven buildings whose owners have applied for certification from the Thai Green Building Institute.

Thailand developers will need to weigh up benefits against higher costs and the construction of "green" buildings will be boosted by the new Bangkok city plan, with its design theme of "Bangkok, the Green City".

Under the plan, the final draft of which was approved by Thailand Cabinet last Tuesday, the goal is to promote environment-friendly buildings in line with the guidelines of the Thai Green Building Institute by permitting increased floor-area ratios beyond the level allowed for standard buildings.

Crime and Safety in Thailand

Crime and Safety in Thailand

Tips for Ex-Pats

Thailand is considered to be a relatively safe place to live as instances of violent crime are low when compared to some western countries. Much of the advice given is common sense and many people would take the same precautions no matter where they are.The police in Thailand are considered to be very helpful, particularly when dealing with expats. In addition to the usual police force there is a department which deals specifically with tourists.

Winds of Change in Chiang Rai

Winds of change in Chiang Rai

The traditional Lanna Architecture in Chiang Rai

Chiang Rai, a beatiful city located in northern Thailand because lack of advertising for condominiums, it is a pleasant surprise for someone who is used to seeing large billboards in Bangkok promoting this project or that, all following largely the same formula of decreasing unit sizes and ‘western style’ architecture and fittings.

The north is home to the traditional Lanna architecture, something which is visible in the real estate on offer there. A quick look at Chiang Rai based property agents’ websites will yield very little in terms of the aforementioned condominium units, but rather plenty when it comes to landed homes built according to Lanna principles.
